
The Promenade is a quality rainscreened building that is also replumbed, plus has had windows updated. In 2010 arrangements are also being made to replace the roof, leaving all of the expensive work that might come up, done. There is talk about updating the elevators, but the costs are somewhat high so no action is being taken on that, as of the writing of this information page.
1250 Quayside building is one of the older buildings down at the Quay, having been built in 1988, but it appears to be very well managed and maintaned. It doen't feel completely modern when visiting, especially with the aged elevator cabs, but it does have character and many of the units are very very nice, and as with older buildings, the floor plans are quite large. This building does feature a pool, but the fees are still reasonable.
Pets are not allowed here, except for a up to 2 birds, and some fish. This building does allow up to 7 rentals with up to a 3 year maximum rental period, and I would expect this to be maxed out most of the time. The intent of this strata is to keep this building primarily owner occuplied.
There are fantastic view from all sides of this building, but the west side is rather close to the tracks that cross the river. There are very few negative aspects to this building.
